WHY TO HIRE ENGINEER FIRST?

Are you thinking of renovating your home?


The right way to get the best outcome in your own project is first to hire an engineer to assess and prepare structural/drainage plans and details for construction.

After construction plans are ready, builders will be able to quote accurately since all scope of work required (structural wise) was determined by a qualified structural engineer.


Providing your builder with detailed plans for construction ensures that all engineering principal 

and relevant Australian standards requirements are going to be implemented well in your home.


However, before starting the construction works, you will be required to attach the proposed structural plans to an application for obtaining the council's permit ( we can apply for permit on your behalf if desired).


Another point that needs to be flagged in this context is that many builders are suggesting their own structural engineering service to the client. This offer sounds convenient to the client and for ordinary person it even makes sense to let the builder to manage all other aspects in this project, such as: applying for permit, nominating building surveyor, nominating engineer, etc'.  The problem with this approach it gives to the builder power to negotiate the quality of  the construction plans with his engineer in order to get plans that suit the builder but not necessarily good for the client. Another way to emphasize this conflict of interests is by this example:  imagine that AFL Richmond club will be allowed to appoint their own referee to any game they play. Would it be a fair game? I am not too sure. From my experience with many clients there were stories that engineers even did not visit the site and were relying in there design on photos that the builder sent.  The success of any construction project often comes down to the details. Beyond the major driving factors, such as budget and timeline, builders will have to follow the technical specifications in order to construct a building that is safe, durable, structurally sound, and aesthetically appealing. We provide simple and elaborated engineering plans with lavish details which would not leave the builder with unanswered questions. Think about construction plans like a cake recipe. There is a recipe that gives list of ingredients required for baking a cake and there is a recipe that guides you through and not only list the ingredients required but also specifies the quality of the ingredients needed and where, when and how to combine all together in order to get the exact results we are all aiming to.
